My friend wanted to do an Airbnb on my property. He wants to get his own property too.

Yeah, very true. I was basically going to let them USE my property for their business, basically free rent for their business. I would not ever go in with someone on owning a property. Good point.
It just never ends well as far as I've ever seen.

I would recommend landing some property in that ~50 mile radius of Flag, solely for the purpose of AirBnb parking places.

Such use of land on AirBnb will totally explode during the next few years.

Make your prices reasonable.

The biggest mistake people are making with their AirBnb camping properties is charging too much.

Renting a parking place in your driveway in towns/urban areas will also be a massive money maker in coming years.
Yeah, my friend definitely had a good point with the Airbnb idea. He is my best friend too. Known them my whole life. I could always charge them rent if I felt that I needed to.

Yeah for sure. I was thinking about super low prices for overnight, or long term. And include meals, from stuff I raise on the property like livestock and a garden that I am going to do.

Rule of thumb, whatever the price is in any of your local paid camping sites? Half it.

People are just passing through, vandwellers etc., and they want a cheap hassle free parking spot for a night or two.

It will be absolutely fucking hot $$$ in the future, and it already would be, but nobody's doing it, they don't know it's a thing.
The demand is there, the supply doesn't exist. Yet.
Seriously I see the demand too. I want to buy my future properties closer to a major city in the region, but still about an hour outside. Good markets for investing in.
But yeah Airbnb's are cool. Hassle free is where it's at definitely. With a really low cost. I've seen people just do a stocked fridge and kitchen. That's what would probably be best if I wanted to have the add on for free food.
It does sound like a lot of work though. I think I am too far away from a city for it to be a real money maker too.

You DEFINITELY would have to be vigilant and put a cap on how many nights people are really allowed to stay because you don't want undesirable transients moving in on your shit.

And as far as being "too far away" from a city, you could have a point...

It really just depends.

When it comes to AZ, if you are somewhere that doesn't have cell service, people are gonna be put off by it.

And you gotta disclose that kinda stuff in your listings.

Wherever you spend most of your time, it should be a place that is marketable on AirBnb in one way or another.

If you spend all your time in a neighborhood, rent out a parking spot.

If you're a landowner around Williams, rent out parking spaces for people just traveling through.

If you live in a bricks 'n sticks and you have a spare room, maybe rent it out.

Depends on your situation, where you spend most of your time, and how much people interaction you're willing to put up with.

This is why I advocated for state funded rest/parking areas around the USA where you can pay a VERY reasonable price to stay like a week max.

It would need security on site 24/7 and the max stay limit would have to be enforced, cuz otherwise, it would turn pretty ghetto real fast.
Yeah. You have the right idea for making it a camping type rental. That is probably the best route for a rural area like this. It does have potential like you said. Cheap rentals, will have a high demand now and in the future. Without frills, just a place to park, or a or an airstream type rental.
