Yeah I mean it's kind of a miracle.
But it's totally valid and not hocus pocus, and this is exemplified by the fact that you can't use it just ANYWHERE.
So it is not a magical cure-all...
It's only for specific areas and whatnot, so that lets you know it's the real deal, ain't no snake oil here.
